I. WHAT ARE THE MAJOR OBJECTIVES OR OUTCOMES ACCOMPLISHED BY THE PERSON IN THIS POSITION

„X Loan Officer must solicit prospective homebuyer leads from the real estate community and general public
„X Loan Officer must conduct power point presentation with real estate community
„X Loan Officer must attend and participate in extra curricular activities (i.e., golf tournaments, realtor rally, home show, WCR, etc.)
„X Loan Officer must implement creative marketing ideas to create new business
„X Loan Officer must be able to process the data pertinent to loans i.e. Automatic Underwriting Systems (AUS) such as FNMA¡¨S Desktop Originator and Freddie Mac¡¦s Loan Prospector
„X Loan Officer must place loans and fund a lender/product that suits the customer¡¦s needs
„X Loan Officer must be abreast of constant changes in the mortgage industry

„X Target and ¡§cold call¡¨ realtor¡¦s offices through the entire El Paso Area
„X Must prepare and conduct homebuyer seminars and give presentations both in English and Spanish. Public Speaking will be required
„X Loan Officer must be willing to work on weekends when necessary
„X Loan Officer must be willing to work on an ¡§on call¡¨ type basis which may include after hour loan applications
„X Loan Officer must seek and originate resale contracts on a monthly basis

V. WHAT ARE PREREQUISITES FOR EMPLOYMENT? (EDUCATION, PRIOR EXPERIENCE, OTHER)

„X BBA (4 Year Degree) from an accredited college or university
„X Previous marketing experience in Real Estate Industry
„X Previous knowledge in all HUD, VA and Conventional Underwriting Guidelines¡Xmust be familiar with HUD Handbook 4155, VA Credit Standards and FNMA and FREDDIE MAC qualifying guidelines
„X Must be licensed in both State and National level
„X Excellent bilingual communication skills (fluent English and Spanish speaking and writing)
„X Must have knowledge of Real Estate Law i.e. interpret Real Estate contracts/Addendums, must have clear understanding of Governmental Regulatory compliance of Regulation Z, Truth In lending, Equal Credit Opportunity Act, Real Estate Settlement Procedures and Home Mortgage Disclosure Act

VI. WHAT ARE THE MOST CHALLENGING ASPECTS OF THIS POSITION ON A DAY-TO-DAY BASIS

„X Working a fifty to sixty hour plus work-week on a consistent basis including weekends
„X Keeping all parties involved informed at all times and coordinates the closing in an efficient and timely fashion. The normal timeline for a resale loan transaction utilizing today¡¦s technology is about 7 to 14 fays from loan application to closing
„X Keeping abreast of all technical aspects of the business i.e. numerous automatic underwriting guidelines changes and pricing issues. The Loan Officer candidate must stay abreast of all above mentioned changes in order to better serve the customer quickly, effectively and fairly

„X Bonus-a graduated ¡V tiered scheduled based upon performance and monthly loan closings (Reasonable expectation is $34,000-$38,000)
